FAQ

1. What’s the difference between you and an estate agent in buying?

Estate agents represent sellers and landlords—their clients—while we work exclusively for you, the buyer. This ensures you are fully protected and well-informed. Unlike estate agents who focus on specific properties or areas, we source a wide range of residential and commercial properties across London. Additionally, we handle everything from booking appointments and negotiating deals to assisting with conveyancing and finalizing transactions.

2. What does your one-stop service include?

Everything! From buying, leasing out, managing, and selling your residential and commercial properties, we’re with you every step of the way. This journey could last decades, and along with our end-to-end services, you can enjoy luxurious extras like our lifestyle concierge.

3. How do you charge in buying?

Our fees are transparent. We charge a fair percentage of the final purchase price or a percentage of the price difference we negotiate for you. We often secure significant price reductions for our clients, whether on residential homes or commercial investments.

4. Why should we appoint you as our buying agent?

Our goal is to provide unmatched long-term service. Whether you’re looking for a luxury residential property or a high-yielding commercial investment, no other agent matches our determination and coverage. Arrange a no-obligation meeting with us, and we’ll show you our expertise firsthand.

5. Can you help with small refurbishments?

Absolutely! Whether it’s decorating a residential flat or making major changes like reconfiguring the layout of a commercial space, we’re here to help both before you sell or after you buy.

6. How long will it take to source a property for me?

On average, it takes us six to eight weeks from our first meeting to exchanging contracts. However, this depends on your preferences—it could be as quick as three days or take up to three months for the right residential or commercial property.

7. What happens if you are unable to source a property for me after, say, six months?

It’s extremely rare that we cannot find a suitable residential or commercial property within six months. If this happens, we may charge for our time and expenses up to that point, which will be deducted from your final invoice when we do secure a property for you.

8. Can you help me find schools for my children?

Parents are among our largest client groups. Many of our staff were international students in the UK, so we offer first-hand insights into schools and universities. Whether relocating for a family home or investing in a property near top schools, we’re here to guide you.

9. Is your service confidential? Will my information be disclosed?

We treat all client information with the utmost confidentiality. Your details will never be shared with third parties unless required by law, such as under the Data Protection Act 2018.

10. I want to buy in London but I’m not sure which area. Can you help?

Absolutely. Whether you’re looking for a residential home, a commercial office space, or an investment property, we tailor our recommendations to your goals. Once we understand your needs—be it a family home, investment, or holiday property—we’ll ensure you find the perfect area that meets your expectations.

Yes. Panda & Partners Ltd is a member of NAEA Propertymark and ARLA Propertymark, and is a member of The Property Ombudsman (TPO), a government-approved redress scheme. Client money is protected through the Propertymark Client Money Protection Scheme.
