Founder
Timothy Li
Tim is not only the founder of Panda & Partners (formerly Panda Residential), a London-based real estate agency specializing in property buying, selling, letting, managing, and investment advice for Hong Kong and international investors, but he’s also a UK real estate leader. With an early start to his career at 18 while studying at University College London (UCL) in London, in 2013, Tim established his own agency business – Panda Students, helping overseas students rent apartments.
After amassing extensive experience across the London property market, Tim’s reach extends beyond letting service, where he explored a wide range of property services and transformed his business and investment projects into a one-stop property agency – Panda & Partners (formerly Panda Residential), in 2015.
Over the years, Tim has led Panda & Partners to offer clients tailored services and local expertise to maximize returns on their property portfolios. Alongside Panda & Partners, Tim also represents multiple Hong Kong Family Offices and manages their property portfolio in the UK, as well as overseeing other investment projects in Hong Kong through Qifeng Capital. His track record speaks for itself, leading real estate investments with a total transaction value exceeding HK$20 billion over his career path.

Gerald Chan
Gerald began his real estate profession immediately following his graduation from university as he joined Panda & Partners upon its founding in 2015. Gerald has accumulated expertise through involvement in significant value-added ventures in London. His forte lies in identifying undervalued properties and realising their potential to maximise value and yields. Gerald is responsible for deal identification, overseeing assets, and managing general operations within the firm.
Gerald holds a Bachelor’s Degree in Mechanical Engineering from Imperial College London. Gerald is proficient in English, Cantonese, and Mandarin.
